Buying homes at full market price and sitting on them, hoping to unload them for a profit sometime in the future, now that is an incredibly dangerous and speculative approach to real estate investing, especially if any leverage is used. That is exactly what brought the housing market to its knees.

In contrast, buying low and locking in your profits at acquisition is not just smart but the only way you should approach any type of investment. If you buy low enough you don?t even have to get into rehabbing and you certainly don?t have to wait months on end to get full price from a retail buyer. Right now the focus of the game should be buy low, sell low, flip more houses. If you can get top dollar great. If not make a nice spread and get onto the next one.

Going a step further, those who really take their real estate education seriously will learn how to build a serious buyers list and network. This eliminates months of marketing compared to what some outdated real estate courses may teach but it only makes sense. This way you already have buyers lined up before you make acquisitions, you know how much they can pay and that they can pay. Meaning barring any issues which you should have a back up plan for anyway your acquisitions are almost as good as gold when you put pen to paper.

High Museum to feature folk artist Bill Traylor | Washington Examiner

A new exhibition set to open at Atlanta's High Museum of Art showcases the work of Bill Traylor, who was born into slavery in Alabama and became a highly respected self-taught artist after he began drawing while sitting on the sidewalks of Montgomery as an old man.

The exhibition, which opens Sunday, features 65 of Traylor's drawings pulled from the collections of the High and the Montgomery Museum of Fine Arts in Alabama. The images were made in pencil, poster paint, charcoal and crayon, mostly on discarded pieces of cardboard. They feature animals and people, sometimes alone and other times in complex interactions in both rural and urban settings.

"There's nothing harder to do than simple," said High curator of folk art Susan Crawley. "His drawings are so eloquent and so evocative, and he used such simple materials."

Traylor was born into slavery on a plantation near Benton, Ala., in the mid-1850s. He was freed by emancipation in 1863, but he stayed on the plantation and worked as a field hand for more than 50 years. His whereabouts in the early 20th century aren't entirely clear, but he had settled in Montgomery by 1928. There is no indication that Traylor began drawing before he arrived in Montgomery in his mid-70s.

He spent his days in the state's capital sitting on city sidewalks drawing, sometimes selling his work to passers-by for a token amount. Over a decade, he produced more than 1,200 drawings of scenes from his everyday life in the city and from his memories of rural life ? images of cats, dogs and pigs, but also people and buildings in busy, active scenes. He never drew backgrounds or anchored his subjects with ground lines, so they appear to float on their irregularly shaped pieces of cardboard.

Charles Shannon noticed Traylor drawing on Monroe Avenue in 1939. A young art student and teacher, Shannon realized he was seeing something remarkable, Crawley said. Shannon brought Traylor colored pencils and poster paints to supplement the graphite pencils he had been using. Shannon also brought him clean pieces of cardboard to draw on, but Traylor preferred cast off pieces of cardboard and would often leave the fresh new pieces to the side to "ripen," but he rarely incorporated stains or smudges on the cardboard into his drawings, Crawley said.

"(Traylor) was beautiful to see ? so right with himself and at peace ? as the rich imagery of his long life welled up into his drawings and paintings," Shannon said in 1985, according to the exhibition's catalog.

Traylor reportedly didn't talk much about his works, and it is often difficult to tell exactly what's happening in the more elaborate scenes, leaving a lot of room for different interpretations in the decades following his death in 1949.

In one painting featured in the exhibition, a male figure wearing rich blue pants and a black hat with a wide brim and smoking a pipe is bent at the waist, but it's not clear what he's doing.

"We don't know whether he's drunk or whether he's preaching or dancing, but the forms are simply marvelous," Crawley said.

When Shannon once asked about what was happening in a particular drawing with multiple figures, Traylor responded, "That's an exciting event," and the category of similar drawings became known as "exciting events," Crawley said.

Shannon made a great effort to promote and preserve Traylor's work, helping organize several exhibitions over the years and in 1982 giving a collection of 30 drawings to Montgomery's art museum and selling another 30 to the High.

Curating an exhibition of Traylor's work presents some challenges, because using the common crutches of arranging by date or progression of style is impossible, Crawley said. Instead, the works are grouped thematically by subject.

Asked about her favorite piece, Crawley singled out a lively and colorful piece on an oddly shaped piece of cardboard. In the drawing, a man sits quietly inside a house smoking a pipe as chaos reigns outside ? another man with a hatchet is on the roof chasing birds as a female figure appears to yell at him.

Traylor's works show slices of both rural and urban life and demonstrate a nearly bottomless imagination and "the most remarkable expressiveness with the most incredible economy of means," Crawley said.

Mexican general, 29 soldiers on trial for homicide (AP)

MEXICO CITY ? A top Mexican official has confirmed that an army general and 29 soldiers under his command assigned to a town on the border with Texas are being tried on charges of homicide, drug trafficking and other crimes.

Interior Secretary Alejandro Poire says the alleged crimes are "deplorable and reprehensible."

Details about Gen. Manuel Moreno and his subordinates' reign of terror in the town of Ojinaga were first reported by the newspaper Reforma. Mexico's Defense Department told Reforma the 30 soldiers were charged in August 2009 and are now on trial.

According to testimony, at least 10 civilians were killed by soldiers or by hit men under the orders of Moreno. The defendants also are alleged to have resold seized marijuana and cocaine, and stole cars, computers, TV sets and even mattresses during raids on suspects' homes.

Florida Primary: Mitt Romney Posts Convincing Win

Romney's deluge of negative campaign ads seemed to have their desired effect.

TAMPA, Florida — Mitt Romney climbed back into the driver's seat Tuesday (January 31) with a big win in the Florida primary. Shortly after polls closed, CNN projected that Romney would win the state with 47 percent of the vote to Gingrich's 31 percent.

Thanks to his two solid debate appearances and his huge money advantage over Newt Gingrich, Romney seemed relaxed and confident in the 24 hours before the results came in when MTV News spent time trailing the campaign all over the state.

With more than 4 million GOP voters eligible to vote in the primary, early reports indicated that between 1.5 million and 2 million could cast votes. The win is an important one for Romney for several reasons. It erases the memory of his five-point loss to Senator John McCain in the 2008 Florida primary, and it also means that this time he scoops up all 50 delegates in the winner-takes-all state.

He was helped along by the massive infusion of cash for (mostly) negative ads attacking Gingrich funded by his own campaign and the Restore Our Future SuperPac, which outspent Gingrich and his allied Pac, Winning Our Future, by a 4-to-1 margin. Together, the men spent more than $20 million on the bruising battle in the important swing state with the highest foreclosure rate and one of the highest unemployment rates in the nation.

In a stark contrast to the three previous contests, according to CNN exit polls in Florida, Romney finally broke through to young voters (18-29), a group he had previously not clicked with. While Romney had reliably scored with older voters, in Florida, he won 39 percent of the youth votes to 26 percent for Congressman Ron Paul, 23 percent for Gingrich and 12 percent for Rick Santorum. In part, Paul lost his usual pull with young voters in the Sunshine State because Tuesday's contest was a "closed" primary, which meant that only registered Republicans, and not independents, could cast ballots.

The Libertarian-leaning Paul did not spend much time campaigning in Florida, preferring to focus on the upcoming Nevada primary on Saturday. He came in a distant fourth place with just 7 percent of the vote, bested by former Pennsylvania Senator Santorum (13 percent), who was forced to quit campaigning over the weekend to attend to a sick child.

There were also not early results on if the state's controversial new voter-registration laws had any impact on the turnout. Should they stay in place through the general election in November — there are currently several lawsuits attempting to overturn the laws — some voting-rights advocate worry they could have a suppressive effect on a number of traditionally Democrat-leaning voting blocs, including young and minority voters. The next contest takes place Saturday in Nevada.
