Nick used to be a car salesman before he moved on and decided to stop making others rich and start making himself rich. I got a chance to ask him to share with us some of his insight into how a lawn care business owner can improve their sales and here is what he had to say. Most any business revolves around sales, and in most cases you will sell something at least once in your life. A simple sale can be broken down into steps. There are many different forms of the steps to the sale but here are the ones I use: 1. Meet and Greet The meet and greet is the first and most important part of a sale. A lawn care customer is going to decide if they are going to buy something from you within the first 15 seconds of meeting you. During the meet and greet you should shake your prospective customers hand, look at them in the eyes and state your name and why you are on there door step(or where ever). Remember this customer could lead you to more sales so take them as they are your monthly salary, your child?s next meal, the new zero turn mower, etc. 2. Fact Find When you fact find all you are basically doing is finding out the needs of your lawn care customer. Ask your questions and when they answer just sit back and listen. The best way to lose your credibility is to interrupt the customer when they are talking. The best way to build confidence is to listen and give an educated response to what ever they said. 3. Diagnose I was always told in the car sales industry, what if a doctor gave medicine without finding out what is wrong with the patient? That would be bad right? Yes it would be awful. Giving a proper diagnosis with each customer can boost profit enourmously. This step is the most commonly misconstrued part of the sales process. ?Medicine with out prognosis is MALPRACTICE!? John Walters 4. Present This step is where you have to use those superior vocal tools, those sly words, basically you sell. you need to get the customer excited about the product now. With ?diagnose? you have selected the product or service with the customer, now concentrate on selling it. When the lawn care customer says that the service is over priced you need to overcome the objection, DO NOT SWITCH THE SERVICE OR PRODUCT!!! Switching is not forbidden but should be done only if you are about to lose the sale. Most people feel that they picked the product you are trying to sell them so when you try to switch it they feel that the swindler salesman you are is trying to screw them and rip them off. Do not switch unless necessary. 5. Ask for the sale Don?t be afraid to ask for the sale. This can be intimidating to bluntly say ?So ya gonna buy tis er what? so you do it with the three yes rule. You: So do you like the work that I have shown you Customer: Yes, it looks very nice You: Do you like me? What I mean is could you stand seeing me every friday at 11:00. (Chuckle when asking this) Customer: haha yeah you are ok. The last guy who did my yard only spoke to me when he wanted to sell someting haha. You: Is the price acceptable to you? (if not find out why and overcome the objection dont Do not change your price) Customer: your price is a bit high but your work is better quality, So yeah the money is right Now that you have three yes?s, it is time to strike ask for the sale be bold, stern and serious. No laughing. You: The work is good, You like me, The money is right? So Do we have a deal. Can ______ Lawn care service you with all of you lawn care needs. Customer: ummm??..Well?..Yes but I need to talk to my wife I will call you tonight and let you know what she said. This is a good thing, If you did your job and sold him he will sell his wife. Close At some point in the sale you will need to close the deal. This is easy because you have built rapport with the customer and they have already said yes to the deal. The member wrote ?I?ve had this weekly mowed lawn care customer since I started my business and now they want me to cut the grass every 2 weeks because they are ?seniors? and they are getting low on ?money? (that?s an excuse I think) This yard I do, takes me 2 hrs with my tractor and another 15 to 20 minutes to trim all his stuff all over the yard. I don?t want to lose this customer. I was talking to him about my possibly getting a ZTR and he was like, oh yeah that means you can lower your price. Why do old folks think this way ??? That when it?s mowed faster, you can charge less ??? He complains all the time my bill is too high and stuff.. and things like that Not sure what to do????? One lawn care business owner wrote ?my bi-weekly lawn care customers get charged a premium. I usually charge them 1 1/2 times the price of a weekly mowing. So if a lawn costs .00 per cut weekly, I?ll charge them.00 per cut bi-weekly. That way it allows me to clean up any extra mess or bag the lawn. People need to understand that it is not a cost saving alternative. Weekly lawn mowing is best. Bi-weekly cuts usually take too much off the blade and can be detrimental for the turf. If you are going past the customer?s home every week I would contact the client and let them know of the length of their lawn and let them know of concerns for their turf. If they care about how the lawn looks they should understand.? Another lawn care business owner agreed and shared ?cutting every other week makes it necessary to raise the price. I suppose it depends on how much you are making on the property but it?s always a bad idea to let the customer dictate when you can and can?t cut the lawn. It always turns out that they call you when it?s 28 inches high, takes 4 hours instead of 2 hours to mow. I was put in the same situation last week. A customer of mine decided they wanted their yard mowed every 2 weeks instead of weekly. Well I explained to them that the clippings will be left on the lawn and it?s gonna look terrible. The only thing worse is sharing the job with the home owner. They?ll cut the lawn when it?s easy and call you when it?s 4 feet high. I have an interesting technique when someone complains about my prices. I tell them that they can get someone else to come in and give them bid on cutting their lawn. They?ve never taken me up on the offer yet.? Lastly don?t forget cutting higher grass puts added wear on your lawn mower. You will be adding more wear and tear to your machine. This can lead to a shortened mower life which then will raise your operational costs. So keep all these things in mind the next time a weekly lawn care customer is looking to get you to cut their lawn every other week. A new lawn care business owner shared with us his story on the Gopher Lawn Care Business Forum on how he went from 3 to 20 lawn care customers in all of 3 months. I was able to talk with him and get some insights as to how he did it. I hope this discussion really helps you grow your lawn care business. He wrote ?I just opened up my very own lawn business. I am very fortunate to have opened it when I did, because my first few months I have seen a jump in clientele. I first got started in the lawn care business by working with my father doing property maintenance at his home building company. My job included mowing all of his model homes and properties. I serviced 25 properties for 3 years. As I worked for him, together we set up a lawn trailer including a Toro 52? z-turn, John Deere 48? walk behind and assorted sticks edgers and trimmers, and back pack blowers. So having all of this equipment in my hands I decided to start my own company and expand it past his properties. At the same time I started leasing his equipment from him. This made it very easy to start since I did not have to go out and purchase most of this equipment in one lump sum. I have the experience of cutting grass, but it?s with the buisness side I need to become an expert on to make lots of money. That is what has brought me to this forum. I have learned a lot just by reading others comments. I have a few ideas of my own and have a lot of motivation to make my company prosperous.? You sound like you have a fantastic foundation and are off to a great start, can you tell us a little about your view on growing your lawn care business? He responded ?A lot of people have different philosophies about how to run there company and here are just some of mine. 1. My start up phase - The first thing I did other than put numbers together and get my licensing and insurance was to start spreading the word. I told every person (and still do) about the services I provide (spelled out below). From my parents to the grocery store clerk, I told every person I came in contact with. The first month I opened with 3 accounts, now in my 3rd month I have 20. ALL WORD OF MOUTH. I had a buddy of mine meet with me to go over logos and flyers and so forth, low budget marketing items, such as business cards. Business cards are probably the number one item ANY business person should never leave the shop without. I spread the word EVERYWHERE I GO. WORD OF MOUTH IS MY NUMBER 1 MARKETING TECHNIQUE. It goes much further than a piece of paper. 2. Professional Image - This item I think gets over looked because of the common excuse that it?s a dirty job. My state is littered with lawn care companies and you can?t go down the road with out seeing at least 3 rigs. Even though 10 passed me, I remembered only 3 because they looked good. But I think it?s very important to BE and look professional. I went to Target and bought these Champion duo dry shirts (one they are cheap, two they are pleasant to work in, and three they look very professional.) I got my logo and and phone number put on them, and you would be surprised how a property owner reacts (especially in high end neighborhoods) when they see a professional looking company making there lawn look PROFESSIONALLY done. 3. Foundation - Since I am a one man show (right now) I am using this short time to allow myself to build my foundation. And what I mean by that is my systems, from the first phone call to the last blade of grass getting blown off at the end of the month. I am learning ways to keep the business organized. Right now I have put together an estimating form that includes questions of for the property so I have them right there on paper instead of in my head. Questions like, dimensions, objects, what I call supporting events, like do I have to weed eat a ditch? (time consuming items). This form is the first thing that goes into the property file. One just in case I get sick or something happened to me that someone else had to run it, they would have ALL the information there to go out and do our daily routes. Right now my foundation is still being built and once established I can start building my business. 4. Estimating and Service - I am very flexible right now with my estimating, but I have a bottom line. And I don?t go below it, nobody should. Now since I am starting this company I have been very low on my estimates just to get it off the ground. I?m still making a profit, but not what I should. If some one asks me to go lower, I kindly tell them that I would be basically paying them to do there work and I wont do that, that is not why I work. So STICK TO YOUR GUNS. And honestly once I explain that I still get the job.? I think a lot of new business owners dont realize how important word of mouth marketing is. What advice do you have for others who haven?t been able to get into self promoting themselves yet? ?I like catching neighbors when they are outside and say to them, ?see how nice I keep your neighbor?s lawn? I?d like to have some way of spinning that question into a positive if and when that should arise.? That?s the question asked to us by Scott, a new lawn care business owner on the Gopher Lawn Care Business Forum. Without a doubt some lawn care customers, if they sense you are new, will try and screw with you. They will try and push you around on a lot of things such as price and how much work they want you to do. Just be wary of this. How do you spin it? Well I would say two things off the top of my head. Reliability and affordability. You would be amazed at how many start up lawn care businesses are just not reliable. Show them you are reliable and you will win their trust. Believe in yourself. You can do this. Andy shared that he ?never had a lawn care customer ask. The key to starting out is to look and act big. If you do this, you will actually believe you are big and everything will fall into place. It does take some cash to get there however it pays off big time to have professional looking shirts & pants as well as lettered vehicles and trailers. If something needs a little paint to look great then personally we do it. All the equipment is washed at the end of the day, no exception, even the mowers, they always look new and clients like that.? Keith added ? I think everyone?s been in that situation. Many newbie lawn care business owners fall into the trap of lowering their prices to attract customers. In my opinion, lowering your price is a big mistake. Your customers will expect your prices to remain low and will resist when you try to raise them. Besides that, you?re simply selling yourself short when you should be making good money. Instead, arm yourself with knowledge. Obtain the ability to discuss problems with their yards. Now, you?re new and you don?t have the experience and knowledge to diagnose a wide range of problems. Instead, pick one or two problem areas that are common to all your prospects. If everyone in your area has shrubbery beds, become a source of information on proper pruning. Learn all you can about proper mulch application. If everyone has clover in their yards, learn proper mowing techniques which will reduce clover production and discuss those solutions with your prospects. Never seek customers from a position of desperation (i.e. - ?I?m new, please let me cut your lawn?). Do the opposite by making them need you more than you need them. If you know more than just how to run a lawn mower over their grass, and you can demonstrate that knowledge to your customers, you will quickly build a roster of profitable customers.? Joe shared ?if you have ever cut the lawns for family and friends, I would suggest you should take pictures of the jobs you have done and made a small photo album, you could show potential lawn care customers the work you have already done and that can take away the tag that you have been a ?Professional Lawn Care Specialist? for a short time. Use it to your advantage when this question comes up. Take some before and after shots. Be BIG and believe in Yourself. Walk the Walk.? Stick to your landscaping bid or pass? When you are out and about giving new landscaping estimates to customers, when should you stick with your bid price and when should you pass the job on to someone else? This is a great topic and it was brought up on the Gopher Lawn Care Business Forum by our friend Tom. He wrote ?I have a question regarding a mulch quote. I went to home of someone getting several quotes on a mulch job yesterday. I was told the industry standard for quoting is about 0.00 per yard. The mulch job was for 9 yards of mulch (he also wants all his beds edged). Given my costs of per yard plus delivery plus an extra worker. 0.20 mulch plus delivery then the extra worker 5. Total cost 5.20. I told him 0 he said no way, I was way to high he had gotton a quote for 0. I said well I would go with that person. I cannot afford to make 5.00 for a day of working. I didn?t give him my costs. Then he said how about 0 I told him I would get back to him. I don?t know if he really has some quotes for a lower price or he is just B.S.ing me. I guess my question is do you stick to your guns and pass on this job or try to negoiate the price?? I think first off, you are way ahead of the game because you know your costs. Most business owners don?t and they just shoot from the hip when it comes to creating a bid. There are going to be jobs that you will be on within a range of what YOU need to make. Some of the jobs you will get because of your ?economies of scale?, you can do something faster, better, stronger, cheaper than a competitor. There will be other jobs that you just won?t be able to compete on because the competitor will have the advantage. On top of all that, there are plenty of people who will do jobs at break even or even at a loss and not know it until much later. This is how I would weigh it. Can you make the job profitable? If you are saying ?you cannot afford to make 5.00 for a day of working? then don?t do the job, it?s not going to work out for your benefit. If however you are free that day and can get him to a price where you can get the profit you need to operate, then do it. Not every job will be a good fit for you and for the customer. When you say ?I think 0 per yard is the industry standard,? knowing this is helpful information to compare your costs but there will be times when you can?t operate at the industry standard. Your expenses may be too high or you are not set up to profit on certain specific services. Say for instance you ask me to make you a bottle of Coke. And you tell me the industry standard is .00 and you won?t pay more than that. Well, I am going to have to spend time trying to come up with a formula that tastes like coke. Then I am going to have to figure out how to form a bottle that looks like Coke?s. Then I am going to have to figure out how to put the label on it to look like Coke?s and when it?s all said and done I will probably spend ,000 to 0,000 grand on trying to make one bottle of Coke to sell to you. I just don?t have an infrastructure set up to compete. The same can hold true with mulch. There are companies out there that show up in a big truck and have a long hose and can just blow mulch right where it needs to be and can charge a fraction of what a lawn care business owner would need to charge to manually do the job. Is this customer bs?ing? Who knows. I think you need to stick with the price that covers your expenses and brings you the profit % you need to operate or there is no point in doing it. You could be doing another job that gets you what you need. Tom replied ?thanks a lot that really helps. The down side to me in this business is doing mulch. The guy I used to work for said use 0.00 as a rule of thumb when you calculate the job. At the end of the day when your dead beat, the 0.00 dollars you made makes it all worth while. I don?t want to be the guy that?s priced so high I am screwing my customers. But I am not about to make minimum wage on a job either. I pay my part time help very well and they really are great to work with. This guy just made it out like I was price gouging the hell out of him. I said look go with the other guys if your looking for a cheap price. I?m not the cheapest but I?m not the most expensive either. I am getting about 30% of the mulch quotes that I give out. The ones I get are from people who don?t get other quotes. So I want to be fair but I also need to make a living as well.? Another forum member suggested a way to play around with the bid. He said ?Do the take away sales pitch on him. Say with out edging your beds we can do it for X amount, don?t back down on a sale, he wants the work done, you have him in the position to raise the price since he said will you do it for 0, tell him 0 or where ever you think you need to be to be profitable. A little negotiation never hurt anyone!? Consider these suggestions the next time you are on a job site and find yourself negotiating a bid price.
